When I've provided estimates, I've included the following disclaimer:
Estimates are based on knowledge obtained prior to access to the
<product-name>, and calculations are based on standard industry
metrics. After <my-biz-name> obtains access, we may learn information
that will significantly alter the estimate in either direction.
<my-biz-name> will inform <client-name> of the findings in writing as
soon as possible. <client-name> will determine how or whether
<my-biz-name> is to proceed.
This reassures the client that you won't run up the hours after you've
signed the contract, and protects you by stating how things will calmly
proceed when our best estimates just can't be accurate enough.
