If you're using FrameMaker, this is a classic scenario for conditional text. 

Or you could use variables: Make every term that varies between customers
a variable. Create a file that contains all the variables. For each new
customer, make a copy of the that document, set the variables as desired,
and then import them into all document files. For the screenshots, you
can simply import them by refernce and replace the image files as needed.
